"Alpha Site" Project

The priority for the programme is to design, fund, develop and deliver a new campus within the community. This will host Ignis Lodge, our programme of activities, and be, available 7 days a week for 365 days a year. 


This is ambitious - we know - but the value to the community cannot be understated and nor can the personal impact on those most in need within our community.

Must be within the West Midlands county,  centrally located, near to transport routes and have a modest parking facility. 


Could have, or be able to include in future, an EV charging capability for the community.

The campus should be based within a surplus public or community building to relieve the taxpayer or community of cost burdens.

The campus must operate 24/7 365 days a year for the Lodge residents. 


Commercial usage should be based on 220 working days per year. 


Community usage could be extended and be used Mon-Sat 07:30-10:30 and 18:30-20:30

 and Sundays 10:30-14:30.

The campus must accommodate a minimum of 40 and up to 80 Lodge residents. 


The campus should accommodate commercial and community activity for a range of sizes and usages with a minimum of 60-70 people.

Must include study-style ensuite accommodation for Lodge residents with a shared lounge based on 5-8 residents per lounge. 


Must support workshops, 121 sessions, therapy, training and outreach activities. 

Internal Arrangement and Facilities

Minimum Viable Product (Must Have)

Reception - a welcoming area with a desk for the Lodge Host to welcome visitors, explain layouts and process any applications. Waiting area should be inviting, safe and calm.


The Meeting Point - a multi-use space where most activities can be hosted with full AV facilities installed. This would have suitable storage and a small domestic standard kitchen for preparation of refreshments. The minimum viable product would be to accommodate 65 in a cabaret layout.


Washrooms - a toilet and washing facility which is DDA compliant. The minimum viable product would be 2 toilets, both unisex, of which 1 contains a shower. 


The Residence - Ensuite 'study-style' standard double bedrooms which offer comfortable living for those staying in the Lodge. The minimum viable product would be to accommodate 40 people and a separated area as an on-call room for staff.


The Hub - an informal space with a TV, gaming and multimedia devices and access to computers with superfast internet facilities. The minimum viable product would accommodate 3-4 in the TV area and 3-4 in the computer area. 


Value-adding Additional Requirements 

The Gym - exercise area for use by residents, and potentially the community. The minimum viable product would be 2-3 cardio based machines, 1-2 small multigym and an area with bench for free weights, core strength and flexibility exercises. Ideally this would have a separate access into and out of the facility.


The Studios - additional flexible meeting spaces accommodating a range of sizes - up to 12 people, up to 24 people, up to 50 people, up to 80 people, up to 100 people.


The Huddles - small spaces accommodating up to 8 people in smaller workshops or as community/charity organisation incubator offices.


External - landscapes and a 'peace garden' for use by residents and visitors. Parking for a minimum viable product of 20 vehicles with 20% EV charging capability.

Locality supports local community organisations to be strong and successful with a network of 1,400 members . Making Buildings Work For Your Community was published in 2018 as a guide to designing, refurbishing and retrofitting buildings for community use.
